When designing your house on a corner lot, please note that all lots abutting a secondary street or Public Open Space are required to include at least one major opening, unobstructed by fencing, facing the secondary street or Public Open Space. This is a City of Cockburn requirement as specified in the Local Development Plan.

FAQs

WHAT SIZE ARE THE LOTS?

Lot sizes vary considerably from small micro lots in our urban core, to larger 500 – 600sqm lots that are scattered throughout the estate. However, the majority of stock will be between 350 – 450sqm.

WHAT DO WE NEED TO DO TO SECURE A LOT IN LAKE TREEBY?

To get early notification of land releases, it’s best to join our mailing list.

When you find  your ideal lot, you will need a pre-approval from your bank or a Letter of Eligibility from a broker. We will also require photo ID & some other personal information to prepare a contract for you.

Once your contract is signed a deposit will also be required.

WHEN WILL THE SCHOOL AND DISTRICT OVAL BE OPENING?

These facilities are subject to many factors such as the growth of the estate, capacity at neighbouring schools & the Dept of Education.

It is possible that the school & district oval could be opening in the next 4 – 7 years, but completely at the discretion of the City of Cockburn & the Dept of Education.

IS THERE A BUS ROUTE THROUGH THE ESTATE?

Currently there is a bus to & from Cockburn Gateway Shopping City & Cockburn train station that runs along Armadale Road.

As Lake Treeby fills with residents, we anticipate that Transperth will increase the service & possibly include a route through Lake Treeby. However, this is out of our control & subject to population growth & Transperth.

IS LAKE TREEBY A PRIVATE ESTATE?

Yes, Lake Treeby is a private estate by Perron Group.

WHAT ARE THE OPENING HOURS OF THE SALES CENTRE?

The Sales Centre is open Mon & Wed from 2pm to 5pm, plus Sat, Sun & Public Holidays from 1pm to 5pm.

IS RETICULATED GAS AVAILABLE AT LAKE TREEBY?

Yes, we have a network of pipes at Lake Treeby that deliver natural  gas to each lot. Reticulated gas means that you can easily cook with a gas stove or run a gas hot water system in your home if you wish.

ARE THERE ANY LEASEBACK LOTS AVAILABLE IN LAKE TREEBY?

Unfortunately not. Perron Group have a policy of retaining all car park & sales centre lots until they are no longer required. They are then sold at the current market value.

However, some of the builders in our display village may be interested in selling & leasing back. You will need to discuss that with the individual builders once the homes have been constructed.

DO ALL THE LOTS AROUND THE MAIN LAKE HAVE TO BE TWO STOREY?

Yes.

Lake Treeby is a premium estate designed around health and wellbeing. We want residents to have spacious homes and access to our beautiful parks and lake. Two storey homes will allow easy, low maintenance living, whilst still retaining a premium feel. 

HOW LONG WILL IT TAKE TO SELL ALL OF THE LOTS IN LAKE TREEBY?

Lake Treeby is a master planned community of over 1000 lots.

The southern section of the estate (closest to Armadale Road) comprises 639 lots, and the northern section (closest to Jandakot Road) comprises 415 lots.

It is difficult to give an indication of how long it will take to sell the entire estate, but we envisage it will be completed by 2029.

WHEN WILL THERE BE A DISPLAY VILLAGE AT LAKE TREEBY?

A 20 home display village is planned for Lake Treeby. Our first display home opened in October 2023.
