Our September release has a total of 18  Lake Central and Stage 7F lots in our Radiance Precinct.

• Within our premium Radiance Precinct, the 10 lots range from 375m2 up to 525m2, with several 450m2 lots. The blocks are set amongst beautiful green spaces, and situated right between our future sporting oval and the Rose Shanks Nature Reserve.
• The 8 lots within our Lake Central precinct range from 150m2 up to 375m2. These blocks lie between our stunning lake area and the future sporting oval.

If you wish to make an offer on one of the Lake Central or Radiance lots, please complete and submit the Fixed End Date Sale Form below for the Seller’s consideration. Submissions close at 12 noon on Wednesday, 2nd October 2024.

All lots are advertised with a ‘from price’ and have a fixed end date for any offers to be made.

Fixed End Date Sale Expression of Interest Process

1. Complete the Fixed End Date Sale Form below by 12 noon Wednesday, 2nd October 2024.

1. • Please make sure you complete ALL sections of the form to enable the Seller to consider your offer.
   • Buyers are invited to make offers on up to 5 lots, offer 1 should be your first preference, offer 2 your second preference, offer 3 your third preference and so on.
   • No offer below the from price will be considered by the Seller.
2. When it comes time to sign a formal Offer and Acceptance Contract, any offers made subject to finance approval will need to have a letter of eligibility or pre-approval letter to accompany the offer.
3. Any offer made as a cash offer will require proof of funds to accompany the offer.
   • Note: Cash offers will be viewed more favourably than offers subject to finance, but this will not necessarily be the final determinant.
4. The Seller reserves the right to sell the lot to any buyer it chooses.  The Seller also reserves the right to not sell the advertised lot for any reason, which shall remain undisclosed.
5. It will be the applicant(s) responsibility to ensure their Fixed End Date Sale Form and any supporting documents have been received by Land4Sale.
6. Land4Sale will reply to all complete submissions with acknowledgement that the complete submission has been received.
7. The Seller will not be considering or accepting any subject-to-sale offers in this campaign.

Offer and Acceptance Contract Process

1. All complete submissions will be considered on the price offered and finance terms.
2. Applicants will be contacted by Friday, 4th October 2024 with the Sellers decisions.
3. Successful applicants will be required to provide confirmation of details for the Offer and Acceptance Contract, an email will be sent by Land4Sale requesting this information. This information should be provided as soon as possible.
4. Once all details are confirmed as accurate, Offer and Acceptance Contracts will be sent out via DocuSign for signing.
5. DocuSign contracts must be signed and returned within 48 hours of receiving them.
6. A deposit of $15,000 is required to be paid within 3 days of acceptance of the Offer, this is to be paid by EFT and Land4Sale will supply Trust Account details for this payment.
