Covenants & Notifications Applicable To All Four Lots
- A restrictive covenant that contains restrictions as outlined in the Design Guidelines.
- A notification as to potential noise nuisance impacts in relation to the lots being in the vicinity of Jandakot Airport.
- A notification as to the Land being contained within a bushfire prone area, as designated by an order made by the Fire and Emergency Services Commissioner, and being subject to a bushfire management plan. As such, additional planning and building requirements may apply to the development of the Land.
- Local Centre Zoning is residential use only. Development approval is required from the relevant authority.

Terms & Conditions
- Deposit: $15,000 deposit on fall of the hammer. Payment of deposit to be made to Land4Sale WA.
- Conditional Offers: Offers can be unconditional or subject to finance approval.
- Bank Pre-Approval: If an offer is subject to finance, bidders must provide to the Seller a current pre-approval letter from a bank for their final bidding amount. If an offer is unconditional, bidder’s must provide proof of funds.
- Settlement Date: On or before 21 days from issue of title or finance approval, whichever is the latter.
- Settlement Conditions: Settlement is conditional on a separate Certificate of Title being issued for the Land by no later than 18 months after the Contract Date.
- Registration: Bidder’s must register prior to the auction to participate. Please complete the online form below to register.
- Identification: Bidder’s must bring a physical Driver’s License or Passport as proof of identity prior to bidding.
- Form of Contract: An example of the Form of Contract, including all annexures that will apply to the sale, is available under the heading “Useful Links & Downloads”.
- Inspection: There is no physical access to any of the lots prior to the auction because they are a construction site. However, you can view the lots from the surrounding roads. Lot signs are placed on each lot to be auctioned from 2nd October 2025.
