WHAT SIZE ARE THE LOTS?

Lot sizes vary from 200sqm up to 500–600sqm, with the majority of lots ranging between 350–450sqm.

WHAT DO WE NEED TO DO TO SECURE A LOT IN LAKE TREEBY?

To stay informed about upcoming land releases, we recommend joining our mailing list here.

Once you’ve identified a suitable lot, you will need to provide finance pre-approval from your bank or a Letter of Eligibility from your broker, along with photo ID and some personal details to prepare the contract.

A $15,000 deposit is required upon signing, with the remaining balance payable when titles issue or when your finance has been approved.

WHEN WILL THE SCHOOL AND DISTRICT OVAL BE OPENING?

The primary school is anticipated to open in February 2028, subject to factors such as estate growth, nearby school capacity and the Department of Education.

The district oval is at the discretion of the City of Cockburn, and timing has not yet been confirmed.

WHICH PUBLIC HIGH SCHOOL DOES LAKE TREEBY FALL INTO?

Lake Treeby is located within the catchment area for Piara Waters Secondary College.

IS THERE A BUS ROUTE THROUGH THE ESTATE?

Currently, bus services operate along Armadale Road, connecting to Cockburn Gateway Shopping City and Cockburn Train Station.

As the estate grows, it is expected that Transperth may expand services and potentially introduce a route through Lake Treeby, however this is outside of the developer’s control.

IS LAKE TREEBY A PRIVATE ESTATE?

Yes, Lake Treeby is a private estate developed by Perron Group.

WHAT ARE THE OPENING HOURS OF THE SALES CENTRE?

The Sales Centre is open Monday and Wednesday from 2pm to 5pm, and Saturday, Sunday and Public Holidays from 1pm to 5pm.

IS RETICULATED GAS AVAILABLE AT LAKE TREEBY?

Yes, reticulated natural gas is available to all lots within the estate, allowing you to connect gas appliances such as cooktops and hot water systems.

ARE THERE ANY LEASEBACK LOTS AVAILABLE IN LAKE TREEBY?

No, Perron Group retains all car park and sales centre lots until they are no longer required and then sells them at market value.

Some builders within the display village may offer leaseback options, which should be discussed directly with them.

DO ALL THE LOTS AROUND THE MAIN LAKE HAVE TO BE TWO STOREY?

Yes, all lots surrounding the main lake require double storey homes to maintain the design vision and premium character of the estate.

Please note that all the lots around the lake are now sold.

CAN I BUILD A SINGLE OR DOUBLE STOREY HOME?

Yes, you can build either a single or double storey home, unless specific design guidelines (such as lakefront lots) require double storey.

DO I HAVE TO BUILD ON THE LAND STRAIGHT AWAY?

There is no requirement to build immediately.

However, to access the fencing and landscaping bonuses, construction must be completed within 2 years of settlement.

HOW LONG WILL IT TAKE TO SELL ALL OF THE LOTS IN LAKE TREEBY?

Lake Treeby is a master planned community of over 1,000 lots:

  • 639 in the southern section, and
  • 424 in the northern section.

While timing can vary, the estate is currently anticipated to be completed around 2029.

WHEN WILL THERE BE DISPLAY VILLAGES AT LAKE TREEBY?

A 20 home display village is currently open at Lake Treeby.

A second display village will commence, with homes likely opening in early 2027.

DOES THE DEVELOPER OFFER FREE FENCING AND FRONT LANDSCAPING?

Yes, bonus fencing and front landscaping are included, however these must be claimed within 24 months of settlement.

CAN I GET AN EXTENSION ON FENCING AND LANDSCAPING BONUSES?

No, extensions are not provided. These conditions are applied consistently to ensure fairness across all purchasers.

WILL THE DEVELOPER REMOVE RUBBISH DUMPED ON MY LOT?

If your lot has already settled, responsibility lies with the owner.

If the lot has not yet settled and is still owned by the developer, please contact the sales team for assistance.

WHO IS RESPONSIBLE FOR ROADS AND FOOTPATHS?

After construction of a stage, the City of Cockburn inspects and approves all works.

Once titles are issued, all infrastructure – including roads, footpaths and lighting – becomes the responsibility of the City of Cockburn. If you notice any defects with paths, roads or lighting. you need to contact the City of Cockburn for assistance using the Report a Problem form.

IF I BUY A LOT AND CAN'T GET FINANCE, CAN I GET MY DEPOSIT BACK?

If your contract is subject to finance and you are required to make genuine efforts to obtain approval, if for any reason you cannot obtain finance, you may cancel the contract by providing a formal decline letter. In this case, your deposit will typically be refunded.

HOW CAN I GET MY IMMEDIATE NEIGHBOUR'S CONTACT DETAILS?

Any requests for neighbour contact details are managed through the Community Development Officer.  You can access the relevant consent forms here.

Receiving your immediate neighboour’s contact details requires both of you to complete the neighbour consent form.  This is just a formal consent to share your contact details with your immediate neighbours.

If you’re already living next door to them, you can just say hi or drop a Hello Neighbour card off.  You can download it from our website or pick on up from the Lake Treeby Sales Centre.

WHAT IS THE 'GET TO KNOW YOUR NEIGHBOUR' INITIATIVE?

This initiative is run by the Community Development Officer and encourages residents to connect via clubs, groups, activities, events, printed materials and neighbour consent to share contact details.

Any requests for neighbour contact details are managed through the Community Development Officer, and all buyers are encouraged to participate.  You can access the relevant consent forms here.

WHEN WILL TORWOOD AVENUE CONNECT TO HARMONY PRECINCT?

The connection is dependent on the completion of Stages 1, 2 and 3 within the Harmony precinct. Based on current expectations, Torwood Avenue is anticipated to connect in 2027.
